Look at the house, the land and what you want to do there.

Put the records beside what you see.

Review available surveys and recorded documents with the appropriate professionals. Establish boundaries, access rights, easements and restrictions before relying on a fence line, driveway or listing description. Lawrence County’s Register of Deeds specifically notes that its referenced tax and aerial maps are not official surveys.

Physical access deserves its own attention. A drive you can see is only part of the picture. Confirm maintenance arrangements and any approvals needed for a new or changed entrance with the responsible road authority. TDOT, for example, requires permits for driveway work on state highway right-of-way.

Give the building plan a place on the ground.

Before committing to a building site, bring the proposed house, drive, utilities and wastewater needs into one conversation. Ask the providers about service availability at the actual location, connection work and costs. Include internet service if you need it for daily work.

Where septic is involved, suitable soils and the approved site layout matter. TDEC advises obtaining the septic permit before starting dirt work or a building pad. Williamson County has its own Sewage Disposal Management department, so confirm the correct authority for the parcel. Existing septic records also deserve review when you plan to add bedrooms or change the site.

Terrain, drainage and proposed changes may call for additional site work or specialist review. A listing’s acreage, zoning label or description cannot, on its own, establish that a particular home, pool or other improvement will work.

Selling the whole property.

Good presentation should help a buyer understand the home and the ground together. We’ll discuss the features worth explaining, the preparation that matters and the available records that support the description.

Gather surveys, septic information, improvement records and any documents affecting access or use. Separate established facts from possibilities that a buyer must investigate. From there, the sale plan can address pricing, photography, property visits and your timing.
